Selecting the Right Homebuilder

If you are planning to build your home rather than simply purchasing a home, then you are about to embark on a tremendously rewarding adventure, one that will see you housed in a home that is uniquely yours. You want your new home to reflect who you are, but you also want to make sure it is of high quality, it will last, and it was built with all the modern techniques that will ensure your home retains its value, is low maintenance, and is comfortable to live in.

Unless you happen to be able to build a home on your own, you’re going to have to outsource its construction to a team. Selecting the team that is going to build your home is the first and most important step in the home-building process. If your team of homebuilders are competent, skilled, and take pride in their craft, you will end up with a home that is the envy of the neighborhood. Builders that are less-than-stellar will leave you with a home that requires further work to be done, and which may even have serious flaws in its design and construction.

Making a List, Checking it Twice

To that end, understanding how to choose the right builder for you is key to having a great home, and a life free of the stresses that a poorly built home can bring. The first thing you need to do is create a pool of possible builders you could hire. From this list of possible builders, you can begin to narrow down your search based on a variety of criteria, but you need a list to narrow down first! The best way to create said list is to contact your local Association of Home Builders, along with friends and family who have built homes or experience with builders. Searching the Internet is another great way to research builders. Add them all to your list!

Having created a comprehensive list of homebuilders in your area that you could hire, it is time to begin crossing names off the list. First, see if any of your friends or family have experience with the builders on your list. Even if it is a friend-of-a-friend that they are getting their information from, reputation is important in this industry, and if homebuilders have a bad reputation, it may well be deserved.

You don’t just have to consult friends and family to get word-of-mouth information on a homebuilder anymore. Thanks to the Internet, you can browse web forums and whole websites devoted to reviewing and rating a variety of services, including homebuilders and homes. Browsing those websites that provide client reviews on the homebuilders on your list is a great way to get the inside scoop. Cross any names off your list of homebuilders if you get negative feedback on them.

Do Your Homework

With your list thinned out by word-of-mouth, it’s time to do the real heavy lifting of choosing a homebuilder. Talk to the homebuilders who are still on your list and ask for the addresses of homes they have recently built. Get the names of the owners of these new homes so that you can speak to them when you drive down to take a look at those new homes. If you like the look of the house on the outside and the owner is happy on the inside, then you may have found yourself a winner. Talk to the builder about the style of home or homes they specialize in. If you have a particular preference – Colonial, environmentally friendly, etc. – then you will want to narrow your choices down to those builders who have a certain expertise in that area.

Get Your Money’s Worth

Having narrowed your list of potential builders down based on quality, customer satisfaction, and capabilities, you should also consider price. Get quotes from those builders who remain based on your plans for the home. You may even get those homebuilders into a bidding war – in which case, no matter who loses, you win!

Just don’t be afraid to advocate for yourself. You’re going to be spending quite a bit of time and money on this home, and you’re going to spend quite a few years of your life in it! You deserve to get the best home possible for the best price possible, but that is only going to happen if you work to make all of that happen on your own. Fortunately, you may not have to look far; there truly are some amazing homebuilders out there, such as Your Towne Builders, Inc. Just be sure to do your homework first!
